Here Is Why FHA Fees Go Up $150

That's just America in 2015. It's not just AMCs. We all "call around for cheaper" with everything. You gotta love people who do nothing but spend time online looking for the cheapest price for everything and then complain that none of the customer service people speak English. What did you THINK was gonna happen? So why should AMCs be any different?

I hear the "OK, I've got to see if I can get that fee approved and, if so, I'll be sending over the order..." line at least twice a day. I get maybe 10% of those. It's OK. I've got enough solid clients who pay what I want so it's all good. I can't make other appraisers charge more. And I'll continue to give them bids because once in awhile I do get one of those.

And when I start getting a lot of these "ask for fee and turn time" bids? I know the market must be tight if they aren't calling around a lot, so I'll usually start asking for $25 or $50 more until things slow down again.

My base FHA fee is now $550 and up. If I get none, I'm OK with that.

There are proposals on the table to gut experience requirements. Basically if you have the magic "4 year degree" some feel you should be able to jump into "appraising."

99% sure I just lost my 2nd potential FHA for the day - same company. I quoted the higher fee and they said "we'll have to get that approved. if so, we'll get back to you" ... Oh well. I'm sticking to it for now.
 
An AMC I'd never hear of or from sent a request for a quote, reminding me that the case # was already pulled so that the appraisal would fall under the "old rules". I didn't bother to respond.

I got the same request - Monday morning, instead they sent it over for $275 and I said "uh no" - at least $400 and they approved it - after many, many hours. I do not even do conventional appraisals for that low. Now the "Liaison" at the AMC has called and left me a message that I am charging too much for FHA appraisals and I stand to loose a lot of their business......really? Are there really appraisers out there who are accepting FHA orders below $400?

Probably. A lot depends on your market, number of appraisers, etc. I still see really low ball offers go out so I imagine SOMEBODY must be working in that price range around here or they'd have given up asking at those fees long ago.

I've never had anyone from an AMC actually call me and tell me I'm charging too much, though. I usually just stop hearing from them.
