So kinda scary you do GSE reports and don't adhere to GSE guidelines.
You are a 30 plus yr old vet in Lake County.....I'm no dummy. Get you facts straight. Just like you've done 100 rent schedules wrong because you never ever did the appraisal as Leased fee nor had market rent definition in the report. (violation)

FTR... I live and have my appraisal practice in Mendocino County, not Lake County. But as my RE broker/Appraiser family has had a continuous presence in Lake County since about 1971 and I "inherited" it from Dad and my brother almost 20 years ago, I'm just as familiar with Lake as I am Mendocino. I also work Napa, Marin and Sonoma Counties. I've also worked the east bay as well as San Francisco, Solano County, Alameda County and San Joaquin County. For commercial property tax work, I've worked all 58 California Counties.
I don't keep track of rent schedule appraisals and I would disagree with you on the dummy point. You said smoke alarms were a GSE requirement, per the selling guide, and I pointed out to you that it is in neither of the selling guides.
