Hideous paint job

I didn't make it up....just quoted it! Union painters?
 
Jeezuz, a bunch of appraisers that don't understand that it costs more per sf to paint 1 small room than a large one or a whole house. No wonder the cost Approach is meaningless.:rof:
 
According to the Marshall and Swift 2008 Home Repair and Remodel Guide the cost to paint is:

Small room (48-80 SF): $275
Medium Room (81-144 SF): $360
Large room (145-200 SF): $435
X-large room 201-275 SF: $485

That cost reflects replacing and refinishing completely.

The unit method for paint only is per square foot $1.05

When I do REO inspections, if in my opinion the interior / exterior color is not conducive to most buyers I recommend repainting and cost of, including priming first if needed. Never had this kicked back.

I agree with Dan. Same with carpeting. Most REO is purchased "as is" and 9 times out of 10 a preospective buyer is thinking, at a minimum, "new paint and carpeting."

I think i would term the decor as "highly personalized" rather than ghastly
 
Did a house yesterday, and one of the BRs walls was black. Not flat black, maybe eggshell sheen. Surprisingly it was quite nice looking, white crown molding, baseboard, window and door trim and ceiling, hardwood floors, and of course the furniture and "decor" helped. Made me think of the Rolling Stones, Paint It Black.

Had a Relocation & they wanted a deduction due to the rooms NOT typical of todays colors.
 
What with todays cost of gas and individual costs associated with small jobs -- bid, arrive, finish (if it requires a couple trips for prep/prime/first and final coats).... those individual costs are probably right in line with reason ona room/room basis!

(and in todays costs may not pay for vacation/sick leave and medical insurance!):(

Whole house? Best use the totals on a SF basis...
