Yes, RSW, you're correct. The purple bold above is what I (and my former mentor) was remembering.

There are so many things to remember. It is easy to forget the simple things.

The 1978 threshold for lead based paint pertains to the interior as well as the exterior paint, based upon my limited "exposure."

[Methinks exposure to millions of appraisal standards is more hazardous than exposure to lead based paint...]

:rof:I can't imagine anything more mindnumbing!!

I was thinking a hole in the dog might solve at least one problem. But then there is the issue of unintended consequences. After all, the neighbor might retaliate and put a hole in me. My wife would probably not like either idea. Well, maybe one of them, I just don't know which one. She doesn't like the dog, but she does think I should buy her flowers more often.

And what if there are two holes in the drywall? But, combined, the affected area is less than 1 SF? Would that require mention? What about a hundred or so holes from a claw hammer? Ahhhgg! No sleep for me tonight!

You would mention deferred cosmetic maintenance but you don't need to call for repairs. If the hole(s) in the wall revealed electrical wiring not in conduit, then it could be a safety issue.
