OP... An opinion of value from an appraiser is an appraisal and there are professional standards mandated by the State agencies. We can't just guess.

You need a boots on the ground local appraiser who can inspect the property and develop a credible opinion of value. It would likely cost you about $350 to $500.

There is no way around that. Although you might find a local Realtor or Broker who can give you his or her opinion. Maybe for free or at least less than an appraiser.

And the guy at the cocktail party didn't need a diagnosis...he just wanted the doc to tell him why he was in pain.

Some people go to the dentist and tell them they don't need X-rays...they just want their teeth whitened. Yeah, the bleeding gums aren't a problem. They have been bleeding for years with no problems. That white spot inside the lip? It doesn't hurt. Look! All they want is their teeth whitened! Why can't the dentist just do what they want?

OP, if your broker is working for you, they should find verified sales to send to the appraiser to be considered. I don't mean MLS print outs, but verified sales with sales date, square footage, the works... just like a CMA. If it's not worth what you are paying, then move on to something else that is worth it. If you want a pre-purchase appraisal, those typically cost the same as a home inspection. I typically charge $300 just because it doesn't require all of the addenda banks require. So it might be in your best interest to do that, or have your agent write a really good financing clause. Have one of my own deals falling apart, but my client's binder is protected because of the clause and how I wrote our contract. So a competent agent is just as valuable as a competent appraiser.

I don't think the OP needs to be familiar with USPAP to know he was looking for a free appraisal.

I think a similar request on any other professional forum would have gotten the same pushback.
 
I swear, some people have no sense of humor.

Three guys walk into a bar - one from Virginia, one from Tennessee, and one from Georgia. They each order a beer and just before they take their first sip, each notices a fly floating on top.

The gentleman from Virginia calls over the bartender, slides the mug back, and orders another beer.

The good old boy from Tennessee tips the mug to the side, spills the fly out and takes a big gulp from mug.

The redneck from Georgia reaches into the glass, grabs the fly by the wings and yells "Spit it out you *******! Spit it out!!"
