Here are some home improvements that may make it harder to sell your house one day. This is done more often than you might think, say many real estate agents, and many of them will also tell you not to do it. Thomas Miller, a listing specialist with Keller Williams Capital Properties in the District of Columbia, says he had a client who had turned a four-bedroom home into one with three bedrooms and a large walk-in closet.

I guess as usual it depends. I have seen a 1200 SF 4+2, which no surprise makes for small rooms.
Also have seen one with a bedroom wall removed, enlarging the living room, which looked like a good modification to me.
And they could always build a replacement wall if they really wanted.

I have seen some pretty chopped up houses, that closet thing is true.

Use that cost approach and "find" that "value".
