How are we biased?
We are "biased" or our reports would make no sense.
How are we biased.? Our duty is to write "credible" reports. how is that biased? Our duty is to comply with USPAP. how is tht biased?

Definition of biased
1 : exhibiting or characterized by bias
2 : tending to yield one outcome more frequently than others in a statistical experiment
  • a biased coin
3 : having an expected value different from the quantity or parameter estimated
  • a biased estimate
 
How are we biased
As an old geologist told me, and taught in his class, "Unbiased is a bias." Some express their dislike of certain property types or, why they like a certain property. I hate/like manufactured homes/condos, etc. No two appraisers work alike. I am biased towards the cost approach. Santora was biased against it. Some favor certain income methods, others dispute same. That are the biases to which I refer. It is the individualistic ways we work.
 
Of course there could be no bias on 15th Street?

That's plain silly. All humans are on a personal level, "biased". But the mark of a professional is they can put aside their bias when doing their job. A doctor may "like" certain patients better than others, but as a professional, they would deliver a certain level of care regardless. As an appraiser, I can "like", or dislike certain properties more than others, but in the appraisal, I have to put that aside. That said, if an appraiser feels there are certain categories of properties or assignments they dislike, or are dis interested in so intensely that they cant' do a good job, they should not accept those assignments.

I decided not to accept manufactured home appraisals, for various reasons. So I leave it off my list of properties I will cover. Some appraisers dislike doing FHA, or complex/high end, etc. So they decide not to do them.
 
It is hard to talk about bias without using the other words that define an appraiser. Independent and impartial.

Independent = "not controlled by others". Questions?

Wrong, even when aware of bias, we still can only try to manage it. Even if you think you are not biased you are. You're almost certainly unable to stop an anchor bias, even when you know someone is trying to anchor you... like the contract "bullseye" that frets K-man.

sounds like someone should start a class action suit against every appraiser in the country then, himself included, since according to you we are all violating our bible.
