Don't confuse appraisal work with other work.
 
It varies significantly based on how many assignments I have. And if I do have work, how much time wasting bull**** do I have to deal with completing said assignments.

Well, it looks like we may all be putting in longer hours getting used to UAD 3.6.
 
Good thing I work for myself and not for someone paying me by the hour or else; 1. Cost my employer a fortune. 2. Be fired on day one. This is my day with one 10 am appointment. Only counting when I am “working”

8:00 am-fire up computer to pull comps. Get on internet to get to MLS “whoa! (Politician) said what about Trump? Gotta check that out!” (6 articles later) get on MLS to pull comps.

10:04- arrive and do my inspection.
10:30 or 11:45- complete my inspection…depends if it is a garden condo, 10,000 sqft mansion or a realtor I’ve known for a while and talk his/her ear off. Then take comp pics……yea! I actually take them!

1:00 pm- after lunch, stop at Walmart to pick up things I need. On my way home I realize Cabalas and/or Home Depot is not far away so stop there.

3:00 pm- Sit down to type report on inspection I did 3 days ago. Oops! Have e-mail that I need to do two revisions on two reports. Done. Oh, wait, when on the road, I got an order. Leave message with realtor to schedule.

4:00pm- start typing.
4:10 pm- go on internet to pull deed and check zoning…”ooooo, that article is interesting!”
4:45 pm- there finally have deed and zoning.
4:46 pm broker calls me back
5:00 pm- eh, report isn’t do for 3 days. Call it a day!

Hold Up. Does a day ever go by without the car, printer, laptop, internet, software failing???

I have not had any orders myself.

I took the online zoom classes. I spoke with each instructor. When asked how long it took them (the instructors) to appraise a property using the new 3.6 UAD, each said they had not yet completed an appraisal in the new format. I was surprised by my impromptu survey results. But then again, I am not.
