House with addition/no permits

Here is how I handle it.

The subject has a zzz room addition. It is not known if this area was built with permits. This area can/cannot be accessed directly from the main living area. This area is/is not heated by the main heating system. This area is/is not reflected in the public record square foot figure. This area will/will not be included in the GLA calculation. This area will/will not be given some value in the cost/income/sales comparison approach(s).
 
Just because permits are pulled at the building department does not mean that the tax assesors record is updated. But you can bet that the owner will get taxed on the new addittions. I have seen updated records but the are most often the result of a home owner demanding that the record reflect the true situation. I have seen partially updated records too, i.e new roomcount old square footage.
