Housing Bubble?

Considering 3% mortgages to 6% the market's are extremely strong. On our median prices of say $900k plus that's a huge payment increase and we're pretty flat. In 45 year's I've never seen this kind of strength.

It's because all you have seen in 45 years is the downtrend in rates. We are not doing that anymore. Below the moving average is declining / slow growth and low inflation. Above the moving average is higher rate of growth and higher rate of inflation.

We are in a period more similar to post ww2 period than we are the last 45 years.

Years during Obama, inflation always higher than my savings rate. Now CDs are higher than inflation rate. Nice to have easy money and not doing anything.

We are early into a period similar to what the boomers came up in. All these people complaining about boomers online don't see what is in front of them. I don't think the boomers are the peak of western civilization.
 
In 1980-1984 we saw rates go from 8% and market shut down at 15% but in those days FHA loans were assumable and so older low rate loans taken over and often sellers carried a 2nd at say 10% but prices were low.

In the 1992 to 1997 period we had interest rate swings which slowed up sales. From 1999 to 2006 it was no qualified loans and rates didn't matter to much.

SEEMS out here 7 to 8 years has been our booms and bust. Not always about prices sometimes business just gets dead slow.
 
California may be OK. They really figured out a way to reduce cost on wine . Children are working the vineyards while dad is out working landscaping and mom is doing house cleaning.

Were stupid in NC, We only have ilegal lawn care .and the women clean houses their kids tag along

I think many boomers in my area are staying in their house, not downsizing. I am not selling mine, I will die here and my t2wo sons can figure out what they will do with it. They probably will sell it quickly and split the money. what ever that will be,

My gardener is Cambodian came over as a kid as Vietnam ended. Been with us 25 years. The Mexicans are all hiding this week. Never seen a White or Black gardener in 35 to 40 years. There were two white guy's years ago that had a tailgate banner that said last English Speaking Gardeners. Funny as hell.
 
My gardener is Mexican I think (never asked). He's been cutting my lawn for over 20 years. Since then he only increased his monthly fee by $20 though I give hm a big Christmas bonus every year.
Across street use to have a Black gardener. Now that most expensive home on block uses my gardener. He works hard.
