I'd like to do something like print out every possible form and path of "dynamic" links, on A4 paper, and lay them out on the floor of an empty hanger or basket ball court, connected by different colored tape on the floor, to indicate which direction forward or back I'm expected and allowed to travel.
Just to help me understand where I'm at when practicing filling out a 3.6.
Is every Vendor's 3.6 going to look nearly the same, or will it be more like how CAD programs such as Solidworks and Inventor all do pretty much the same thing, but are different animals and use different terms for all their operations, somewhat for legal and IP reasons?
All the Govt documentation seems only for someone coding for a 3.6 "vendor", not explaining to a possible user what 3.6 is all about, or where one might be in the forms. Then again, I'm not an Appraiser, so maybe 3.6 makes more sense to those that are.
Yes, I've watched a couple of the Aivre.com walk through youtubes and it doesn't match whats on my screen trying to do a Aivre after signing up with Google, etc. My advice for any 3.6 vendor looking to grab market share would be produce an olde fashioned text-book, including one that can be printed out, as well as some nice "quick start" guides, again that could be printed out and create a big wall sized map, or at least 4x8' out of 32 sheets of A4.
While I haven't gotten the hang of it myself, after viewing a couple walk through of Aivre, I don't see a single thing that, with a minor bit of additional automation, not even AI, just stuff like having the app use the phone's GPS to display address and ask "correct?
", that the entire thing couldn't be completed by an amateur feeding in a set of DIY pics.
There are a couple things where he manually makes adjustments, such as deleting two "outlier" very expensive properties from the Comps, but IMO that sort of thing could be easily programmed into the app as defaults in version 1.01. About 29.40 mark.
I'm not saying a completely automated AI Appraisal shouldn't be reviewed, and the AI could certainly "flag" its own assumptions for double checking in certain cases, but I'm not seeing any particular fields that couldn't be filled out 99% correctly by their even 1.0 level of AI and app.
Even just cruising Zillow, I'm getting the feeling that Comps can be very subjective if not just wrong, since it seems very weak on accounting for different (likely) conditions of other houses compared to the subject house. And that isn't helped by the fact most Listing photos are heavily curated to edit out problems.
One question that came up near the end was Aivre is set to REQUIRE 50 prior sales in some radius in some time frame, and some cases just didn't have that, and Aivre is working on creating an ability to get around that if needed. Is 50 Comp examples normally used?
