How do I get the appraiser to turn in her report?

I am the seller of a house in Wisconsin. I have sold the house to a well-qualified buyer who is obtaining a FHA loan. The appraisal was ordered timely and the appraiser come out to the house in a timely manner. However, it is now over 2 ½ weeks since she has been to the house and she has not turned in her report.

The lender called the AMC and they told the lender that by law the appraiser has up to 30 days to turn in the appraisal. Is that true?

I need to get this closed since it is holding up another house that I want to buy.

I am looking for any advice in order to encourage the appraiser to turn in her report. I am looking for any advice except “be patient”.

The long and short of it is that the appraisal is being performed for the lender, not you or the buyer. You really have no control over the situation. The only thing you can do is talk to the buyer or you real estate agent about the situation. If you have an attorney have the attorney do it for you. Don't bother calling the lender because you will likely be ignored.
 
More than likely the appraisal has been turned in. Lenders love to blame appraisers for delays in their own operation. I frequently get calls from owners / buyers wanting to know when the appraisal will be done when it was turned in a long time ago.
 
The problem could be the appraiser...it could also be the AMC...it could also be the lender.

Did the appraiser tell you the report has not been delivered, or is someone else telling you that? The appraiser can't discuss value with you, but she should be willing to tell you when the report should be delivered, if it has not.
 
I was told by the mortgage broker that they lender has not received appraisal and they don't know when they are going to receive it.

Is it ok to call the appraiser? I have her phone number on my voice mail.

Exactly, but that doesn't mean the appraisal hasn't turned it into the AMC though....that's the most likely reason it's hung up. The AMC may have a very lengthy but possibly review process.
 
As a real estate agent, you should know enough about the process to know you aren't the appraiser's client and aren't even the one the client is involved with. As such, you have little standing to "get the appraiser to turn in her report". And, as others note, just because the lender says they don't have it doesn't mean that it hasn't been turned into the AMC or even to the lender who just doesn't feel like dealing with you. You aren't the one getting the loan and the lender may just not want to deal with you - at least not without the buyer's consent. For all you know, the buyer has instructed the bank not to talk to you about their loan and this is just an easy out.
 
Have your agent call up the buyer's agent and remind them of the 'time is of the essence' clause in the contract and that they need to get this deal done. But, I agree with the above posters, the lender is probably holding it up. Did you get the appraiser's card? If so, call and see if it's been turned in. They can't answer any other questions, but maybe they can answer this one without 'breaching confidentiality".

I agree. I get calls all the time looking for the report that I submitted to an AMC days earlier and was passed by their QC department. Did a final inspection for an FHA report a couple weeks ago and sent it in that night and it passed QC. Several days later I get a call from the realtor wondering when the report will be ready as nobody has seen it yet.

2 1/2 weeks seems overly long for the average report. Have you gotten any feedback from the buyers lender? Was there some concrete issue that is delaying the report? After 2.5 weeks the Lender should have had some explanation as to the delay either from the AMC in charge or the appraiser himself if they were doing this directly.

Seems odd nobody has any answer.
