How do I "REDACT" appraisals to send out as samples?

Make a Clone of the Appraisals you want to redact. Then Redact away all you want.

Print an existing appraisal report and like the FBI, use a black sharpie for any classified information. :rof: Better yet, have the cheap skates order an appraisal and they will have the sample. :shrug:

I would get an older appraisal that had no complications and "perfect" comps. So rare are those.
 
I would never redact a report. Do a Demo using a friend's home or even your own house. Then find a client willing to allow you to use one unredacted. Some clients are reluctant to do so but some are understanding especially if you disclose who is asking for the sample. Add a prominent statement that it is provided specifically to XXXX for sample purposes only and is not to be disclosed to third parties.

At my age I won't provide samples period but for newbies it is hard to get them to relent even when none of your clients are willing to let you use one of theirs.

FYI - If your software has a "find and replace" function, then you can redact by substitution - say "FIND" client name and REPLACE with John Doe etc. Same with the address - FIND 234 Same Old Place REPLACE with 000 Old Same Place...etc.

Why can't you redact. Just use a black sharpie and blacken all the confidential words/comments.
Client wants to see your though process and accuracy in checking out zoning and such and also how you do the adjustments and your reconciliation.
I can tell if an appraiser is as good as me. If so, I'm very impressed.
 
Samples are for approval with new clients. You need to be more open to new clients and business opportunities.

Why? I have more work than I want now. I am on vacation supposedly but worked almost every day, including inspecting a property today - it was 45.1 miles one way. I got back 2 hours ago. I will finish the report Monday as I have other issues tomorrow. Actually I cannot recall someone asking me for a sample since perhaps the early part of the century.
