The PC Police have decided that using the word desirable in conjunction with location or neighborhood is wrong. Its wrong because if you use them together you are a bigot and you are trying to send a message to all the rest of the bigots. You may no longer discriminate in your choice of location or neighborhood. The PC Police want to create the "Great Average", the "blanding" of America You will live where they tell you and when they can pull it off they'll grab up homes in your (but never theirs) higher demand neighborhood and subsidize groups of people to live there that otherwise could never afford to live there. If you think this is a good thing and that it works in the real world, come to California and check out the subsidized housing in any of the towns or cities. The're not hard to spot. All of the language control and restriction of personal choice is the real intolerance.

When I appraise a home near large public housing project, I don 't mention about the subsidized housing or people loitering on the streets. Best I can do is to get comps in similar area which reflects its market value. Of course I don't use comps further away from the projects because their prices are higher.
 
Next door with a big RV is not desirable! Living next door to barking dogs is not desirable! Notice that I consider adjacent properties having affect on subject.

Yes i noticed that.

my property is currently pending for sale. my former neighbor has a large RV parked in his backyard and on the other side there is a neighbor with loud barking hunting dogs.

while they are both good neighbors and good guys, ive heard negative comments during private showings. my listing agent tells me nothing specific, only that the showing did not produce an offer. we brought the buyer; the showing must have been during a time the dogs werent barking!

get this, the contract is 35% lower than what the first listing agent suggested

the contract is 8% below my opinion of market value, and 5% below my asking price.

its a cash offer so i wont see an appraisal
 
Recently, I was seriously thinking of buying this property for investment. I decided not to buy it because of the neighbor. I don't want my future tenant complaining about the neighbor's dogs barking in rear yard and having beat up cars on neighbor's driveway being constantly worked on.
