A general observation: One with an agenda or point of view to express tends to select the data or stats that support the agenda. A recent example is the stats cited for those expressing the view that an increase in minimum wages would lead to higher unemployment, contrary to what occurred when wages were increased by governments.

Funny, because I thought he ignored the detail in my post.....
Or maybe my post went over his head....
This is the type of areas I have appraised in and currently appraise...
Maybe less density because of larger lot sizes, but overall conforming areas....
And I'm sure Denis appraises in similar areas....
HBU not really relevant...

But for sure my post went over your held....

So Joe, although median sales price is rising, and inventory is declining, why are percentage of active listings showing price drops? Files in the face of your theory of "shortages".

It depends. I have neighborhoods increasing still and neighborhoods stable. I don’t see any neighborhoods decreasing yet. I do see a pull back in all neighborhoods. Gas prices are going to have a toll.

Interest rates too.

Just because the process you normally use to consider HBU in a conforming subdivision appraisal takes you less than 10 seconds doesn't mean you actually ignored it. (that is, unless you're actually in the habit of ignoring HBU - which I doubt)

Zoning? residential of some sort
Physically Possible? goes without saying
Adds value to the site-as-if-vacant? Obviously
Any permissible uses that would economically justify redevelopment? Nope


If you got out of the car and noticed the neighborhood had a really mixed composition or the structure was a beater you'd certainly slow down a little and give those questions a little more effort. Right? (the correct answer to that question is "of course, of course I would")
