How long does it take you to complete an appraisal report?

How do you know they're incredibly accurate? I'd be willing to be there's lots of boilerplate and not a lot of actual description, discussion and analysis. Often you find that in portfolio lenders that keep their appraisers in specific neighborhoods so they can use the same comps over and over.
 
I can't do any sort of appraisal in 1 1/2 hours max.

Some people churn out a piece of crap in that time, but I refuse to do poor quality work. :fiddle:

2 appraisals in 1 day max, IF they're both slam dunks and not too far away. Also that's kicking axe and taking names speed.

If they're not so easy, 1 or less a day. That's for an SFR or Condo, no units, nothing too weird. Then all time clocks are off. :leeann:

Jordan, I suspect that you are pulling our collective leg with your postings.
 
Or he works for World Savings. They want a minimum of 2 reports and inspections a day, and 3 is better.
 
Kind of a demanding way to open up the discussion too....

I don't have a clue where you are at or what quality of information you have available. Here I have to four to five different web sites and several different pages to get all the information I need.

For example several of the counties are not integrated on-line. so you have to go to the county tax web site for parcel ID #, basic GLA and lot size, MLS for current sales/listing information, back to county but to recorders web site for sales history and full legal, to local appraiser data service for interior descriptions and amenities. then to the cities web site for zoning since none of the others have it. Then you go to a separate web site to verify sales price of MLS sales. Since none of the information matches you have to analyze it all to see what you have and make sense of it all.

When I was in Oklahoma at the get together I got to see a real information system and was jealous as all get up. Once you have all the data and it makes sense the report takes between 25 minutes and an hour to type. If I tried to do what a lot of appraisers in the area do I would get busted. So I do it as correct as I can.

Yes, but you performed so well...............

See, you have to be a natural smart, well you know what, to recognize another immediately (that is one of my strong suits, much to my wife's displeasure - and, yes I did pass that on to my sons...........).
