How long until HVCC goes away best case scenario?

George realizes there are only two Silver Surfers. Him and the orginal. He applied the same logic to his business to choosing a forum avatar. Now, there are way too many ducks on this forum. Nobody realizes I am the original and the others are sweat shop avatars.

Actually, George originally wanted to use a Wilber Kookmeyer avatar but couldn't find one. Soon thereafter, he lost all interest in avatars altogether.

I want HVCC to go away because I do not receive any AMC work. The AMC's all say they have all the appraisers they need, or promise to put me in the rotation. I don't get appraisal work, I can't set my fees if I did and the consumer has no one to shop his loans with. And to top it off, the banks own the AMC's and no one is disputing this. The Fox is guarding the hen house, and devouring the hens when no one is looking. The banks purchased my two top clients on May 1st, then told me to sign up with their AMC. I did. 5 months later I have not received one appraisal order. Yeah right, HVCC is good?
 
Whats best for the consumer is for the HVCC to go away. If this goes away, I will be able to get my business back. I will be able to pay my bills as I did pre HVCC and feel like a professional and not slave to the AMC's. I don't bow to pressure from anyone, so it doesn't matter who orders the appraisal. I'd rather make $400 than $200 per. It is, what is it. I lose clients, but keep the ones that really care about true market value and the problems with the property. Ones that deal in reality, the true professionals are the ones to work with and keep. After 17 years in the business, I know how to deal with the slim. This is what we do as Appraiser's. Right! Free market creates competition and the cream will rise to the top. I want my clients back, bottom line.

We all experienced the same trauma you did, and I believe it will continue after HAVOC is put to rest. The best thing to do is keep signing up with AMCs and try only to accept assignments on your terms.... The problem I'm seeing (or not seeing) is how they systematically order appraisals through a rotation (this has no transparency). For example: I have completed several assignments for an AMC and have never missed a que. Yet my friend with very little experience gets more work? However, my friend calls and yells at them for not sending any work.... I think this may be the new paradigm. :unsure: And that is the definition of a rotation panel. Appraisers are not salesman (so don't beat yourself up), but those that are will always get more work.

After 25 years I actually became close friends with many of my clients, Laker & Kings games, barbecues, Christmas gifts, date nights, etc..... Since the beginning of time building good relationships was good business, but somehow it became the forbidden fruit, and the free market disappeared. I'm still trying to wrap my head around this, because I am still very close friends with my accountant who has a very similar dilemma with many of his clients who are unscrupulous, not all but some, and he has to set them straight or tell them to hit the road..... Wouldn't this fall under the same criteria??? Every profession has bad players, so is it my fault the State Boards don't enforce the law?
