How Many Double Check Sketch Before Leaving Property

i use to use total sketch at the property and it was especially nice for the more difficult ones. that is until i dropped the device down a flight of stairs, now i use graph paper and pencil.

i have become very comfortable with my drawings and no longer double check before leaving the property. in the earlier years i would check even the easiest ones.

graph paper and a pencil? do you actually draw to scale? i think i do the opposite.

Not difficult at all...not everybody is taught to do it tho. I wasn't when I started.

ok, i hear ya. i was brought up doing construction as a teen and was never taught this from an appraiser but my work backround gave me my understanding.

Guess you don't do cost approach much?

Mine were kinda messy 'til new job. Other people sketch based on my field-work...forced me to clean it up so anyone could sketch it. Still keep the complex ones tho.

My sketch is a bit neater but not by much....
I write all my notes along the sides of the sketch which can make for a very sloppy sheet of paper depending on the condition and quality of the house.....

Right handed, right?

yes sir. and yea sketch on the front/top of the actual file and notes below. you would be screwed if you tried to type a report from my notes but i know what they mean and thats all that matters.

Like another said, I use Total mobile so the sketch is done before I leave the property. I measure to the nearest 1/10 of a foot so it rarely closes perfectly but if I'm off more than 5-6 10ths, I find out why. Its usually an angle somewhere.

colonial 36' X 25' with a 90% finished basement....
2 car garage...
Does the house cantilever 3' over the basement?
