How Many Double Check Sketch Before Leaving Property

Come on man. The assessor office and tax records is the only source that has structure size for every house. However the local assessor office calculates SF is the standard.

Hey, maybe for your market?

Does all real estate agents use the tax office records for the GLA when they list it? Or do they measure it?
Does appraisers use the MLS measurements or the tax office?

If all parties in your market are using the tax records for the GLA, then I would agree with you. You know YOUR market better than me.

I was discussing my market and that SOME lenders and AMC's that I deal with require ANSI.

Lenders and AMC;s can not require ANSI. That is ridiculous.

why is it when you see builder blueprints the measurements are whole numbers yet surveyors plans are in tenths? i measure like a builder and round to the foot then MOVE ON!~ lol
 
I don't think I have ever seen blue prints with measurements to the foot. Except for maybe those marketing drawings.

really? every ndi floorplan ive ever got is to the foot. same for new construction plans and specs ryan homes for VA i get. and the biggest house ive ever inspected was a loudoun 22,000sf home (why in the hell do you need a loan with a monster house like that is beyond me) and was all to the foot.

I have never seen a blueprint rounded to the nearest foot on wall length. Every wall is accurate to the inch on blueprints for over 27 years in this market. Which is why everybody in this market measures to the tenth of a foot for accuracy. Some of our county assessors are notoriously wrong on GLA totals many, many times. The fact that they are assessed for a certain size does not mean that is the true size.

And no, the report not completed in 30 minutes. All the data collection and subject improvements are collected in that 30 minutes and uploaded to the cloud to be downloaded to the computer.
