I send out groups to measure all the time. I trained them and know how they will be doing it. 4 people to the same place will yield 4 different measurements. Close but never the same. Moral of the story...the data we work with is imperfect and will always be so. Measure how you measure. Comment on prevailing standards for your market and how that relates to the comparative analyses and reconcile if your measurement standard differs from your comps. Not convinced an inch here or there is gonna poke thru the fuzziness inherent in the overall data picture.
My office rounds to the nearest half-foot for the entire residential class...you can depend on that level of consistency for my community (mistakes happen tho). How consistent are MLS measurement standards in my area? I have no idea... I do know there are Realtors I wouldn't trust to handle a burnt out match let alone accurately measure a house.
