How Many Of Of You Use The Assessor Sketch?

The only reason I ask is I have noticed several mention using the assessor sketch on the forum and I am having to defend my measurements against a previous appraisal which has the copy and pasted assessor sketch in its report. No big deal, the assessor guessed on the garage size and made the home 100+ SF larger than it really is. Of course, now I am the incompetent fool who can't measure a house correctly. They could not find one error on my sketch, but it must be wrong.
 
Well, Duckie Boy, if you would learn how to use the Disto properly, you would probably get it right. :D

I only use county records as a guide, if 2 of the walls line up, I figure they got the rest of it right. But I would never depend solely on their measurements since most of the inspections were done by former Wal-Mart employees looking for a raise.

The guy who presented my continuing ed. seminar on "Appraiser Liability" stated in no uncertain terms,

"YOU BETTER BE MEASURING WHAT YOU ARE APPRAISING..."

and

"YOU BETTER BE MAKING THE EXTERIOR INSPECTIONS OF YOUR COMPARABLES"
as you delcare you've done in the Statement of Limiting Conditions.

Skips are notorious for using the Assessor's sketch, and downloading their comp pics off the MLS.

How else can they complete 5 appraisals a day.

Garbage in-garbage out.

I think there is a type of assignment that is a walkthrough, where the expectation is to use the assessor record, but all of my employees have been instructed to measure the home if they are at the home. It makes no sense to not know the size of the home.
 
I didn't know there was anything called an assessor's sketch. Do you have to go to the county offices to get it?
