How much info to redact from sample narratives?

Preparing my first sample narratives for approval with a bank and I wanted to get some opinions on how much info should be redacted. I imagine that I need to redact any info that identifies the subject property (address, folio, legal, locatin) as well as the client. Is this typical or will the bank want the subject's address? Thanks for any help.
 
When I was a bank appraiser, I preferred sample appraisals to include the location of the subject property, only because I couldn't review them otherwise. The actual street address isn't necessary, but taking the location off all the maps made the sample report unreviewable. Of course, the names of the client and property owner should be redacted. Remember, too, that banks also follow privacy laws, and your sample will end up being buried in a file cabinet, and if it is seen at all again, it would be by a federal examiner.

What if the intended use of the appraisal was for the personal knowledge of the client, advertising and peer review for the appraiser? Client agrees and signs to that effect. Would anything need to be redacted at all?

If you are writing sample narratives that are not done for an actual client you don't need to redact anything.

If you are going to use a report you wrote for a client get written permission from the client, have them sign the permission form that you provide and state that the report will be used for marketing or when potential clients would like sample work.
 
Don't redact, just get permission from the client.
