How does one submit anonymously fraudulent appraisals without slitting their own throats? I'm looking for ways to insulate one's self from the repercussions of losing their client base.
Do you mean that these certain reports do not have the appraiser's name and signature ? To whom are you thinking of submitting your discoveries and conclusions ? How would such actions affect your client base ? Have clients sent to you dubious reports (to review) hoping that YOU will alert the authorities of possible fraud ? Do you think that you can isolate the intent to commit the fraud.....such that something might stick....or are you simply seeing awkward analyses and explanations obviously sourced within inappropriate selection of comparable properties presented ?
With so many in-house valuation experts in many clients' offices.....one might think that THEY would notice, and report, the examples of "fraud" that cross their desks !....but, such might also show that client to be complicit. No wonder some clients are hesitant to take such actions on their own.
To submit, or not submit......that is the question. I'm sure you will make the better choice.
