How to destroy a Beautiful Rural County with the turn of a Grand Opening Key

My home county when I started appraising had at least 40 dairies including some multi-generational farms. One of my first agri appraisals was a Jersey dairy cow farm, about the last such farm around - everyone else was raising Holsteins for volume of milk rather than the butterfat content. In one county in Oklahoma, there were probably even more. Today I can count 2 dairies left, stubbornly holding out near Bentonville between town and the Regional Airport. The land is easily worth $50k per acre. Milk is now trucked by only 1 hauler and it goes all the way to Chandler, Oklahoma, 200 miles away. In Oklahoma, I cannot think of a working dairy left. Surely there are a couple but I can't remember where. Agriculture is waning fast here. You can't farm on $10,000/acre ground. This isn't rich farmland like Iowa. It is poor rocky ground good for growing bermudagrass and fescue or orchardgrass- great for raising cows, less so for raising 200 bushel corn. If you go NE of Tulsa, (W of Arkansas) you'll find a lot of ex-patriated Arky ranchers. They trade their 80 acre $10k land for a place with 500 acres of grass for the same money.
 
I have friends who live near there. They have been freaking out since they announced they were building this. Said traffic will be crazy.
