how to get an accurate, honest appraisal?

I don't think attempting to spend my time or your time trying to teach you about real estate appraising, like what your last question would require, is what you need. You need to understand how to select a real estate appraiser.

What you do is call several real estate mortgage brokers and ask them for their list of local area appraisers they hate and won't do business with.... That way you're sure to end up with a list of some of the most ethical real estate appraisers in the entire area. Then call those appraisers to see if any of them have been able to afford to stay real estate appraisers or if they are really busy.. Cross the really busy one's off your list because most likely they have sold out. Next, tell them your in a big hurry and you want to know if they can inspect the property in under fifteen minutes or less. If any of them say yes, or try to tell you they can do inspections really fast, cross them off your list too. If one of them coughs and tells you his or her average inspection takes around an hour, give or take 20 minutes or so, you might have a winner. But ask if most of this persons past mortgage broker clients would mostly not stay with them as an appraiser or not. If they say hardly any mortgage brokers stay with them or they themselves generally fire most all mortgage brokers.... you've found your man or woman....
