How to get lot size

I have discrepancy with reviewer regarding lot size.
Assessors record show much bigger size.
I estimated based on irregular lot dimensions that no way near assessors record.
Besides my best sketch drawing of plat map, is there a way for me to calculate the exact lot size.
 
One way to do it is to use the measuring tool on your PDF editor. Print a pdf of the assessor map, calibrate the accuracy of the measuring tool in your pdf editor by measuring a straight line of known length, and then use the area tool to trace the perimeter of your subject lot.

Another way to do it is to download Google Earth Pro and use the measurement tool in that app on the overhead imagery.
 
If you have a clear enough plat, I'd start by trying to get a ballpark of the total lot and then adding irregular pieces to get as close to actual as possible. This is the way I'd do it, though I've never had to.
From the irregular shape, get the biggest possible dimensions of rectangle or square and slice it off. Get the dimensions and find the SF.
From the remaining pieces left over, do the same process. It's time consuming but would yield fairly good results.

An alternative way would be to place the entire lot into a bigger rectangle or square that's to scale, and then see what percent of the area is covered by the lot and what percent is outside. Then it would be simple subtraction and you can get a ballpark.

There are fancier ways with trig, but these are the simplest ways I can think of.
 
In our MLS (Matrix) if you click on the map icon under the photo it will give you the option for "lot dimensions".
And even if the property isn't in the MLS you can load one that is nearby and navigate to the target property.

I called the owners and they said their lot is much bigger than the assesors record. WTF.
Half hour later, owner called me and Zillow states it's lower than theirs but still same as assesors record which I calculate is wrong.
Owner said Zillow is not wrong but I said I estimated and it's not near assessors record.
Owner not happy that my estimate is not as high as assessors record.
I need to research this more. I have asked lender for the Prelim. I hope there's no encroachment.
Should I go back and measure the lot?

If you can id the borders, you can use the polygon tool in Google Earth to measure it.

Thanks everyone for the advice. Never knew there were ways to get more accurate calculation of lot size.
When pressed for a Prelim, client seemed to drop the condition.
If reviewer was an appraiser, reviewer could have looked at my plat map and their Prelim and could have concluded that the assessors's lot size was wrong.
I'm glad the client didn't pursue this.

No- its not uncommon for CA Assessors to have Wrong Square feet in public records -especially of its irregular or triangular in shape.
 
The easiest way is to simply ask for a survey. If not, use one of the other methods mentioned here.
I you serious that's the easiest way.
I just started that I'm not a surveyor and lender with common sense would decide what to do.
