Thanks to all for your comments. "Bilateral monopoly" turns out to be a key word and there are some good articles out there in this area.
To Leased Fee: I do have access to the warehouse from another side, which certainly increases my options, BATNA, and bargaining position. But there is still value to having access from the additional side.
To Walter Kirk: Excellent idea - the "License Agreement" does go back several owners, and I can see if that will help.
To George Hatch: Good thought. In this case, though, the parcel in question is a private road that continues on further, giving access (the only access) to a back lot or two. So beyond maintenance costs, it's difficult to see where my use of the road would create any loss of value to the current owner. Back to the bilateral monopoly - arguing that I have other options and can't or won't pay much for the additional access.
