Think of the street scene photo in one of these neighborhoods. Explain that.
That's funny...is the dwelling going to look like tent/cardboard box city?
 
We deal with school districts being more desirable. You can be in the same city, on the same street, and your next door neighbor is in a completely different school district. I have found myself having to put in statistics about the differences in the school districts because I based an adjustment on that. I don't put the word "desirable" anywhere when I'm writing up the report, I let them come to their own conclusions but make sure they understand why the adjustment was made.

I have noticed though that when I run my E&O check in my software, it doesn't like the word "black", when I say the appliances in the kitchen are "black"...maybe I should use "extremely dark gray".

Ohh... once upon a time I had a friend...a married friend and not with fringe benefits either. Anyway she decided I didn't smell good enough and bought me a bottle - and sniffed me every time I wore it. It was kinda embarrassing in public and I made sure to never be caught alone with her.... I tried to be a good boy back then... Wouldn't matter now - too old to cut the mustard anymore. I use Essence of Aardvark now...
 
price is what keeps out the what you don't like. don't like poor people, move to the high priced area. don't want zombies walking around, pay more to be where they aren't. unfortunately, if you can't afford the price you have more things you don't like than like. so in effect, the value itself tells you the good, the bad & sometimes the ugly. when i look at neighborhood values i see enough.
 
Seems like Fannie would report some appraisal management companies and maybe even lenders or real estate agents.....etc etc now with waivers in place.
 
Just when you think its safe to say, "New community swimming pool" as a neighborhood characteristic.....

We deal with school districts being more desirable.
As the population ages and more parents are opting for private or home-schooling, it can become a moot issue. Although busing to break up segregation was ended 20 years ago, when i started many places still assigned students. Therefore, your address meant nothing about what school your child went to. I have heard stories of people whose children went to distant schools often with siblings scattered within 2 or more schools making "picking up the kids after school" a long distance time consuming nightmare.

Although gone, in some of those districts, re-segregation has occurred. And in others, the school system still allocates where you go so that this re-segregation does not occur. So in most of these places, the school district makes little difference. Less than half of households have a child under 18 within the family. I would find the school district a weak sister to many other factors determining 'value.' In the US, it is estimated 1 in 20 kids are now home schooled. And 9% are in private schools. That's about 1 in 7 children and that number has doubled in this century.
