Why not educate the client, and you might 4 assignments out of it while you are at it. Tell the client that no appraiser can legally tell them the appraised value before actually doing the appraisal, ask them if they are interested in having the units appraised unbiased, that way everybody knows what the units are worth.

If they agree then you got you self 4 assignments, If not then the client is not really a good client and you can decide what to do with the email, but at least you made an attempt to educate a realtor and a developer about USPAP.
 
I know this is a little off topic, but I couldn't let it go by. I assume you must know that Realtor (I don't have the little R) is a registered trademark name. You don't have to capitalize real estate agent or real estate broker. Realtor is something else again. The National Association of Realtors is an organization that at least attempts to hold real estate agents to a higher standard. The appraisers don't have a separate organization, but there is an appraisal division with the National Association of Realtors.

Diego there is a difference between educating a client and wasting your time.

I try to educate my clients for their benefit as well as mine, however most Builders and Realtors know the score, they just want an Appraiser who will "Play Ball" and they want to know that before they "waste" any money.
When I was in the home inspection business I kept losing work to another local guy that the Realtors seemed to love. Our prices were the same and I assumed he did a thorough job so it baffled me. I ran into him one day while do an inspection for an appraisal ... he wore a patch over one eye. Not that there is anything wrong with that.

No offence but wanna know how to get that sacried "R" trademark that is suppose to be so protected & worn with such valor & wisdom?? Just send em money cause believe it or NOT I have the sacried "R" & I haven't sold Real Estate (as a RE Agent) since I left N.H. Correction haven't sold it as a agent since I arrived in AZ, have sold RE that I or a family member has owned. But cause I send in money I got the "R"!!!
 
Lender forwarded this email to me from an agent at a new beach front condo about to be completed:

It appears we will be ready to close existing sales at zzz in September and the Developer wants me to find a couple lenders whose appraiser positively agrees ahead of time with the price. zzz is located at the popular west end of the beach.

The prices are as follows:
2 Bedroom interior units $X
2 Bedroom end units $X
The three bedroom units are $X
The Four bedroom units are $X

If you are interested in being a Lender of choice, I will need for your appraiser to actually look at the project and do an appraisal that will show the Developer whether or not he can close the units already sold at the above mentioned prices.
I will do it!!!! I will be willing to do what they want with the state and feds knowledge.. I would love to bring down people like this. Pam If your reading this, lets put together a sting. Bring in the state and the feds and I will be the dishonest appraiser!!!!!!!
 
I don't want to get into a p..sing match over this, but I will say that I have many friends (including my husband) that are honest, ethical real estate agents, brokers, and yes, Realtors. Just like every appraiser is not a "Skippy" not every real estate agent/broker is a "Realtard." I certainly am not and I sold real estate for almost 10 years prior to becoming an appraiser and still have a real estate license. Karl, I know that you've been posting on the forum for many years, like me, and I find it hard to believe that you would not abide by the ethics required by the Association of Realtors. Just paying your dues doesn't make you automatically ethical and honest. At any rate, just my viewpoint. I know that again, this is off the topic, so I won't post any more about this....sorry, whoever is monitoring it.

I agree, Judy. In general, it seems realtors® have as much respect for their code of ethics as appraisers do. I know insults are against Forum policy, but facts are facts.
