How would you like to respond to UW's

Got 2 today and I didn't state the obvious but I really wanted to...

*Property is marked vacant but there are furnishings in the (estate sale home she mentioned in the previous sentence)
- Owner forgot to call the movers before she died, it's still vacant.

*Discuss any issues with marketability in this 55+ community.
-Given that this entire 1,000 home community is 55+ where people generally move to when they are at death's door, turnover is brisk! No effect on marketability observed.

I'm sure there are plenty more out there lol
 
sure, forgot to put in the comment the checker needs checked off on her list. the point is it's a little silly a condo with 1k homes even needs a "marketability" comment and these funny comments pop in my head. I think my well reasoned highly technical marketability comment is 6 words pointing to the importance of such needed language

Now this is the Digger that I recognize from 2014....
Cookie cutter residential, our bread and butter....
 
I know right? these silly comments add up over the course of 30+ years were talking a couple hours lol

Like when the predominant is 500k and the appraised value is 505k and they want to know if that has an effect on marketability. All the comps in the same community DOM under 7 days. Like its just a checkbox thing.

The death of those over 55+ is greatly exaggerated (as Mark Twain would have said).
 
You can't cure stupid, you can only endure it. Learned long ago, just answer the questions, and don't waste you psych energy thinking why. And don't give a sarcastic answer, learned that by experience.

The UW isn't an appraiser.... Really can't expect them to think the way an appraiser does. You have to spell it out in the report. Bottom line is... you can't win a battle with the UW.
