I am working on a final and an agent is buying the home, the agent states the deck can not be painted due to weather and she wants me to use FORM 92300. Lender just asked for a final. The home is not completed, the deck still needs painted. I have never seen this form, it is old, not in my appraisal software (wintotal) and HUD help line did not even know if I could still use it. (they are going to call me back)

Anyone done one of these lately?

I'm pretty sure that the agent isn't your client. It's not her call.

I just completed that form for an FHA assignment, with a 1004D Completion also ............ and the form IS in the alamode forms package (Aurora....presume also for T2013).

Answer the questions on the 92300 form as best you can. If something is incomplete, so state.

You can google 'Form 92300'. I did. If it's not in your software, it might be because it's not a form used by appraisers. The form gets signed by an official of the Mortgagee... that is, by the lender. It's not your problem.

HUD/FHA put out a Mortgagee letter several years ago stating that the 92300 Compliance Report form was being replaced with the Fannie Mae 1004d form. The only exceptions to this is for new construction and manufactured homes. So, you can't used that form unless it is a new construction or a manufactured home. That is, if it was a FHA appraisal.

The agent is not your client and can not tell you what form to use.

Sputnam is correct; I was wrong.

The HUD/FHA form an appraiser can sign is the 92051 Form. That's the one I used, in add'n to the 1004D Completion. alamode has this form; not sure if the other vendors have it also.

I was also incorrect. The form that was replaced was the 92051 and not the 92300.
