Looked a house Friday, wanting to close Wednesday, A/C does not work, I required repairs.
Can the DU accept a statement from the licensed HVAC contractor in lue of compliance inspection? Or do they hafta, have the appraiser "inspect" the heat and air.

Thought I remember a post discusing a similar topic, but did not see it when I looked back.
 
The individual licensed for the problem (HVAC in this case) is the appropriate one to sign off. Something in writing from this person should be all it takes. I believe a compliance inspector can also sign off but it usually takes longer because they are in short supply.
 
That is what I thought, but the UW wants me to do a final. Okay, I will go see if it is blowing cold air and get my fee. But it seems to me that the professional contractor is the best one to certify the repairs. I just wanted to check other opinions from FHA appraisers. This is a rush closing and I am swamped, guess I will make time.
 
Before I knew better, I did go out and sign off on items like the HVAC and nothing was ever said. I believe they're stricter on new construction and in those cases they want a compliance inspector.

DEU's read something???? Nah....It's easier to bug the appraiser.

They see the VC Sheet everyday and should know better. Tell them to read the top of Page 1 of the VC Sheet...then wait for the big DUH from them on the end of the phone line.........
