HVCC Certificate?

I just got my first appraisal request through the Mercury Network *Woo* but the requester wants me to attach 'the HVCC Certificate'.

What the heck is that? My understanding of the HVCC is that it's a lender-side concern; the lender certifies that the appraisal is HVCC compliant.

My inclination is to find out from the client what he thinks he wants and then go from there. Anyone else come across this?

You don't need a certificate. It's the lenders that have to be HVCC compliant - not the appraiser.

Your new client is a complete idiot. Appraisers do not have to comply with HVCC, lenders/clients do have to comply.

Send them a copy of the HVCC and tell them to read it.

Now that is funny! I won a spelling bee one time and got that exact certificate.

TE - that was my thought.

I'm willing to explain it to them and hold their hand through the process as long it won't be a one and done type of client. The Mercury Network is as advertised; the order came through for full fee and no haggling, just this snag.

One AMC wanted this in my report:

HVCC Statement:
"No employee, director, officer, or agent of the lender, or any other third party acting as a joint venture partner, independent contractor, appraisal management company, or partner on behalf of the lender has influenced or attempted to influence the development, reporting, result, or review or this assignment through. I have not been contacted by anyone other than the intended user (lender/client as identified on the first page of the report), borrower, or designated contact to make an appointment to property. I agree to immediately report any unauthorized contacts either personally by phone or electronically to National Real Estate."
 
Here are a bunch of HVCC "compliant" SEALS
-- all concocted by AMCs and awarded to themselves.
(( As for me, I prefer Seals that eat fish. :)))

Photoshop an HVCC over the photo of a sea lion. That should suffice for a HVCC Seal.
 
What your client doesn't know, is that they first have to provide you with their certificate of being an officially recognized HVCC compliant AMC, which comes directly from Mr. Cuomo's office. Once you have received their certificate with an original signature and official HVCC certification stamp, you can begin the appraisal. :icon_lol:
 
Certificates. Certificates? We ain't got no certificates. We don't need no

One AMC wanted this in my report:

After speaking with the prospective client they forwarded a word document that resembles what you posted. Basically, it details any efforts to coerce me in the development of the appraisal (if any). I have no problem with that. I was worried that they wanted one of the 'seals' that others have posted here, I didn't want my report to end up looking like a cartoon.
