I think skepticism is understandable (and I share some of it as well) but this is a step in the right direction.


To all-

For what it is worth, I can tell you that I have first-hand experience where I've been contacted by a GSE representative about a practice of a well known financial institution (this situation was not front page news, BTW) that the GSE found inappropriate. The GSE contacted this particular institution and the practice was quickly discontinued. This situation was not a specific violation of any rule/regulation but had the appearance of impropriety. So, while I have some skepticism I also have some hope.

(The situation I reference is confidential and I can share no more than that. :new_smile-l:)

Lloyd, it isn't. I urge you to report any potential violations of USPAP to the appropriate state board, but this isn't covered by the HVCC.

Assuming that some action will someday be taken against AMC's or banks violating HVCC, the best way to sabotage the Institute's efforts is to bury them with complaints that they don't care about.

All that whining about Broker pressure and blaming others for your inability to say no resulted in HVCC, Management companies, and less money.

Is this where I complain about PCV removing me from their panel for no reason other than “we are unable to approve your fees” ???

By filing a complaint regarding non-compliance with the Home Valuation C
ode of Conduct or attempted improper influencing of appraisers or the appraisal process, you certify that the information provided is true and correct.

Anonymous complaints will not be accepted. You must provide all of the required fields of the complaint form.

I don't personally know any appraisers that will be willing to sign their name to a complaint.

Once North Carolina started requiring signed complaints to the NCAB................appraiser filed complaints dropped off to near nothing.

Most appraisers are simply not going to file signed complaints against other appraisers, AMC's or lenders.

Honest to God, I don't believe I have had any lender or AMC ask me to do anything improper in a 2 or 3 years. Most of that nonsense has dried up and died around these parts.
 
I wish they would move along with this as I have seen personally 10 properties inspected by trainees and the 'Mentor' signed off on them (Reviews I have done & called the homeowner). Even had my own home re-financed and the 'Mentor' sent his trainee and signed the 1004 as he inspected with the trainee. I called & questioned him about it and his response was 'aw, come on...you know how this business operates because your an appraiser too'.

I explained to him to be aware of the State Board as I was going to turn him in. The next day he showed up at my house asking to 'take a look around' HA! GOTCHA!

Turn them all in is my opinion. I do my very best to stay on top of what is legal and it takes extra time sometimes, but I sleep at night knowing that I won't have that problem. BTW I would not hire a Trainee under ANY circumstances......no matter HOW much training I had given them.....besides, I barely have enough work for ME (ha)

This was a case of a flat out lie, though.

Did you turn him in? If not...why not? These are fraud cases that move very quickly to revocation or suspension and/or fine.

Brian, I am glad you have commented on this behavior. If the appraiser turns in these folks (based on the homeowners word) does the state actually pursue? I have been lead to believe it is here-say and the HO has to file a complaint. Me filing a complaint based on what someone (HO) told me doesn't seem like it would get anywhere.
