If you're referring to the State appraisal board, their jurisdiction over what and whom is spelled out in the state law, right?

Mejappz just posted a section in FL law that refers to "valuation services" that term having its own definition in that section of law. Maybe some atty can figure out how to pin that regulatory definition on the process of property data collection.


Meanwhile, the types of data they're collecting are explicitly excluded from the definition of "ASSIGNMENT RESULTS" as that term is used in the Confidentiality section of the ETHICS RULE. Note that "assignment results" includes opinions and conclusions from (the USPAP version of) "valuation services". This clarification first showed up in the 2016 edition so it's been around for a while by now.

What is lost in all of this is that the journey matters. Only thinking about the destination ignores what a good field appraiser learns by taking the journey, and those lessons can't be duplicated by reading PDC reports.

Does clear capital also get the tech fee to keep for your accepting. Nice add on profit, just like the government taxing everything we touch.
 
The AI has an opinion. Just like everyone else.
AI does not have an opinion. Calling it "Intelligence", as if it has human-like opinions, was a genius move. It is computer programming with a fancy name. It can replicate speech or writing so that people believe it is "thinking" or has an opinion. Sure, you click and one second later the results appear - there was no thought.

What AI does is reflect the opinion, or rather the goal for content, by the software engineers and those who monitor it - and their goal, since their $ comes from corporations and tech teams, is to control the narrative, to arrive at a bland show both sides and arrive at a platitudinous. They want to avoid controversy and thus teh content lacks foresight, vision, or any whisellowwer or scandal- AIt wont address certain questions because of that.

AI is the ultimate PG-rated version of everything.

AI represents control over information and the narrative - a red flag for the future to put blind trust in it.

He's referring to the appraisal institute's position that PDC runners should be able to log PDCs as appraisal experience.

I remember when our favorite GSE mouthpiece was flying around to state boards pressuring them to turn a blind eye to these ****ty products. he told us it would be a way for appraisers to make more money. :rof:Always be on guard for scam artists in this profession. I can spot them a mile away now.
