Hybrid Companies and USPAP

The OPs state does not issue trainee licenses. There's no license for them to obtain until they accrue their experience hours for an SL.

Watch their video. The pay is pretty ok, but as a supervisory appraiser you will have three trainees under you who do the field work and you sign off on their report, did not inspect. They also want your client's info. Once you have competent trainees, its all office work.
 
Companies do not have to comply with USPAP. Appraisers have to comply and Appraisal Reports have to conform to USPAP... unless... there is agreement with the Client/Intended User that USPAP compliance is not required for the assignment. State or federal regulators can require that all appraisals comply with USPAP or that all appraisals intended for certain uses comply. Enforcement happens... if it happens... when the enforcers receive a complaint. No one is doing routine investigations/inspections to keep everyone honest.

The simple solution is..... don't work for companies that you think aren't playing by the rules.
 
A company that hires Appraisers for remote work while sending “trainees” to inspect. The Appraiser only picks comps and signs the report while seeing none of the fee whatsoever.
Does the appraiser sign-off as not inspecting the property, either interior or exterio?

You better hope for the appraiser's sake they check the 'did not inspect' box.
