You could join one of the existing professional orgs and work on their advocacy from within. Or you can join with other appraisers to form a new org and do it yourselves. Nobody here is trying to discourage you from doing that.

The fact that you recognize the limitations of the appraisers WRT organizing them is an internal problem on our end, not an external barrier imposed by anyone.

Just because I can see its 100* outside and tell people they might want to put some sunscreen on doesn't amount to an endorsement of the weather or an opposition to the people who are walking around outside in that weather.

? Really? Ok George. I thought you might bite on some of the other things I said but...I dunno...maybe you only swing at softballs.

Concerning the first bit...What I do George, is come on social media first, to encourage and promote the idea of joining an organization in the first place. The Appraisers Forum seemed like a sensible choice. So, what you are really saying is, keep up the good work? Or, do you just like to tell people to do what they are already doing?

As far as the second bit...and this one has me confused...So, my recognition of the limits of appraisers willingness is an internal problem on "our" end? Dude, write something that makes sense if you expect to be taken seriously. Or, maybe you don't expect that.

As for the last bit...and confused doesn't even apply...What the hell does the last sentence mean anyways?

I only pick on you because I like you George. And I want you to stop talking **** and start working for the betterment of appraisers. Just because you failed in the past, does not mean it is hopeless and you should give up.
 
In real life, many appraisers have no alternatives but to keep on working regardless of the fee. Particularly the older ones who are functionally unemployable in any other non-minimum wage occupation. That includes me. If I can't make a living doing what I do then my primary alternative involves standing on a freeway onramp with a sign "will appraise for food" because nobody in their right mind would hire an outside cat like me to work alongside the indoor cats.

If/when fees decline to that point, if the choice comes down to doing appraisals for $10/hr net vs working for someone else at $15/hr most appraisers will choose the former. Maybe they shouldn't, but many of them will. So if a buyer of appraisal services can readily get the work done for $10/hr then guess what the market rate is for that work?

The one thing that can derail the use of hybrids is for appraisers to refuse to participate. Simple enough. Same with Desktops and all other "Alternative Valuation Products".
 
In all seriousness, I expect them to have a very difficult time finding appraisers to sign off on hybrids. They need to re-think what they expect professional appraisers to sign off on. Most of us still value our license and it's doubtful any of us want to be the first one up in front of our state boards defending this work.

If, for the valuation component and for the GSE-type hybrid, they paid, say $300 and expected it to be done in two days from acceptance, do you think they'd have a difficult time in finding appraisers to sign-off on hybrids?

That rate/turn-time expectation is out-of-bounds for the non-GSE hybrids, for sure. But I'm it may not be out-of-bounds for the GSE hybrid.

No one will have to worry about being first in line for that. Position 1 in that line was taken long ago. As I have said many times, these types of services have been around a long time, and in that time there have been several instances of these reports being submitted to state boards for consideration. In one state, they got so tired of the complaints they actually sent the complainer a letter telling him not to send any more of them and to stop wasting their time :)
