Well on the bright side, the dips won't ask why your data is not like the others. Call inspector gadget. CU that.
 
Speaking of substandard or conflicting assignment conditions, the appraisers always retain the right to renegotiate. If the SOW is inadequate the appraiser can add more content. So let's not indulge in the fantasy that it will always be an all/nothing proposition.

I've done no-look appraisals where NOBODY personally inspected anything, which according to rhe rationale being used here would be way "worse" than any hybrid. As for the $100, any question that's about a fee is - by definition - about a fee, not about what an appraiser can or cannot do within specs.

WRT your repeated allegations that I am pimping for the AMCs (which I understand that you intend to be insulting) I'll say this:

If everyone was getting all the 1004s they wanted at the fees they wanted then we wouldn't even be having this discussion. However, I'd still have exactly the same opinions of what is and isn't an appraisal. If the big giant meteor entered Earth's atmosphere, and broke apart with each piece wiping out the offices of all the AMCs in America I would still hold the same opinions of what is and isn't an appraisal. if/when the regulators chime in on the issue and outlaw these hybrids I will acknowledge those facts, but to whatever extent they're allowing the use of these hybrids I'm going to acknowledge that as well.

So whatever flavor of kool-aid that is, that's what I'm drinking.

The thing is we all know that regardless what the fee is, you would do all the work that is supposed to be done. I'm just not convinced that the people saying they complete them in under a hour are doing everything they are supposed to. Either intentionally or just by not knowing.
 
Have you done hybrids for purchases?
I don't appraise SFRs unless they're too much of a hassle for appraisers like you to appraise. So no, if the question is about whether or not I've done one of these SFR hybrids, the answer is obviously "no".

As I say, most of the desktops I've done have been on properties that you're not qualified to appraise under any conditions.
 
I'm about to wrap up a month long sting operation on these hybrids and I will be reporting my findings soon.

You do realize that the post #160 that you quoted (and which was only in that form for a couple minutes before i edited it) was made AFTER your post 159 with the emojis, right? The initial version wasn't even up long enough to show as a delayed edit.

You can take your righteous indignation elsewhere. I ain't picking on you.
