Okay, I got it...when the cognitively challenged lifts one statement out of an entire thread and ignore the qualifier that was stated at least thrice they apparently can apparently fool themselves into thinking something is misleading when it is clearly not.

Carry on with you selective reading though, I am sure it will help you become more successful in the future

I don't think most people who might agree with Danny's perspective on a given issue have anything to gain by kissing his ***. Sometimes an agreement is just an agreement. Besides, I strongly doubt most appraisers would allow their online squabbles to bleed over into how they would interact with those appraisers in their day job. If another appraiser on this forum asked me for help I would do whatever it took to help them even if I had engaged in a running gunbattle with them over some arcane point of trivia on the forum the day before.

The AB is a good place for common sense.
 
Of course it is all about the fees. :) The problem I see is that people (again, appraiser and users) are comparing apples and oranges. Most hybrids done today are done using software specifically designed to facilitate that. They can add a LOT of efficiency to the process. If hybrids become "general practice' will the typical appraiser have access to the tools like that that are required to be maximally efficient? Odds are someone will develop such a thing, but will it be as efficient as some of the custom stuff that existing companies have? I do not know. Also, when people look at fees paid you cannot just look at the per unit fee paid to a staff appraiser, who may be on salary, getting benefits and other compensation in addition to the per unit additional fee paid.

What makes the hybrid reporting quicker is that it asks for less information. It is not that you get the same information quicker or more efficiently than a 1004.

And now everyone can see why there are so many threads about how these things are USPAP compliant, when it's evident, they are not, and they only exist to line pockets.

Really sad that some property owners are going to be screwed over with these products.

If the message you got from Danny's post is that the fee situation relates directly in any way to the "non-compliant" line you've been running on this thread then that's a pretty dazzling interpretation of that paragraph.
