Yeah but the difference is that those companies are disrupting by improving whatever service they are selling. In appraisal they are disrupting by reducing the reliability of the valuation or what the industry is selling.

Not really, plenty of people argue whether or not Amazon/Netflix/Uber is better, what they all did is consolidate fragmented industries via technology, new systems and processes.

Keep denying what’s happening before your very eyes, it won’t change a thing-Fannie form fillers are living on borrowed time. And as far as “reducing the reliability of the valuation”, not a single person in this thread has posted proof of that or is in a position to make that determination. Like it or not, residential form fillers will either comply when the switch is flipped or move on to something else.

I'm not denying anything about what is happening. I am arguing against it because all everybody at the top does is pat each other on the back and be on each other's nuts. Anybody that has a problem with it just stays quiet. They been taking us down the wrong path for a long time.

I was actually talking about appraising and lending. The trend toward substituting the increase in quantity to compensate for the reduction in data qualification is a plan that may or may not pan out.

But now that you mention it, those cliches do have other applications in commerce. The explosion of speculation in the weed business in one of them. Some of those companies may thrive over time but it remains to be seen if the market will support them all.
 
Biggers is a innovator. People that developed MLS are innovators.

Reliability is defined by our users because they are the ones hustling the deals, we are just there to service them. And Fannie 1004s didn't stop the last bust and won't stop the next.

So when people get a less reliable appraisal for their refinance because that is what the lender asked for, is that good for the professions reputation? You are not thinking straight. If the banks don't want appraisals at all then that's up to them.
 
Oh let's just put out a bunch of bullshi t as a profession because that is what the lender is asking for. Yeah that's a great idea for the profession.
