Imma go out on a limb and say that Joan prolly isn't the SME for this little venture, Zoe.My girlfriend Ms. Joan might could answer you. She is a beautiful woman. We have a long relationship.
Maybe don't mention me. It is kinda a long, love/hate relationship.
Bad Appraiser.I know I ain't nothing but naughty. I ain't been nothing but bad and getting more naughty.
I would use the info to select comps of similar quality. Many MLS listings noted ceiling heights. There are certain market segments where 9' and 10' (or higher) ceilings certainly got reflected in the price. And what adjustment did you make when your subject had a 9 foot ceiling and your comps had 10? How did you know your comps had 10?
appraisals are for property characteristics that impact value.
Not many in MLS mentions ceiling heights. There are more important factors to boast.I would use the info to select comps of similar quality. Many MLS listings noted ceiling heights. There are certain market segments where 9' and 10' (or higher) ceilings certainly got reflected in the price.
Yeah, in the same neighborhood.I would use the info to select comps of similar quality. Many MLS listings noted ceiling heights. There are certain market segments where 9' and 10' (or higher) ceilings certainly got reflected in the price.
You're correct. Just checked the exportable fields in NTREIS and there is no field with 'HERS'. I'm a bit surprised. Several 'green' fields that you can export/report on, but no specific HERS rating field yet. I expect that to change soon enough as Beazer starts requiring appraisers to report (and adjust for) HERS ratings this coming January.HERS ratings are never addressed in MLS listings. Well, I can't say never because I have not seen every listing in the history of NTREIS, but I never see it. I don't see the words EnergyStar anymore either. What I do see "Too many upgrades to list" and for directions "Use GPS."
HERS never address. Only learned about it in a CE class.HERS ratings are never addressed in MLS listings. Your comments have the effect of desensitizing someone, Fern. For instance, I'd normally be a bit shocked by a statement like that from an appraiser - especially one in CA. Coming from you - I'm not in the least.HERS never address. Only learned about it in a CE class.
