In case anyone doesn't think AI is getting pretty good - I uploaded a front pic and kitchen pic and asked it to analyze them. Here's the response:

No offense, but so what? All AI did was report observed materials that an appraiser could easily observe and report from the same photos.

The hard part is all the rest of it...

Do you have to try to start an argument on every single thread? Starting to feel like you're stalking me.

I had same idea as JG but kept quiet. Appraiser intuition that you might get offended.

Is this a house you inspected (IE do you know for certain the right answers?)

If so, are the apps truly stainless, or the faux look? Are countertops actually granite? That's a pretty good AI routine to tell from a picture if tops are granite, quartz, marble, higher end corian or some engineered product.

Same with LVP--without standing on them/feeling them, not sure I could tell by looking if something was LVP, good newer laminate, or even hardwood. I've seen examples where these look VERY similar.

It is clear though that this is the direction inspections are heading. If this is where it is today, I wouldn't be making any plans to be a residential appraiser in 5 years. Or 3. UAD 3.6 issues notwithstanding.

That is the issue _ AI can work off of photos, or a PDR collector list the materials - but there is outdated granite and there is on-trend, quality granite and besides that, in the market now, quartz is preferred over granite - the qualities of the materials and how the comps stack up etc, matter.

IDK why people want to give their agency and forego their livelihood to AI -

The new UAD goes into too much unnecessary characteristics.
All we need to know is C4, C4+, C4-, C3, C3+, C3-, etc. That's what Fernando would have done with new form.

In some markets, it matters a lot. Not just quartz, but the rest of the upgrades as well - they can become dated after 10-15 years...

Dated after 10-15 years and some appraisers call it C4 while others still call it C3. So subjective.
