I am not doing the 3.6 FORM deal

If I whipped up something like this but for appraisal inspections, would anyone be willing to give it a spin? Basic idea is use voice dictation and image classification to map out the details to MISMO/3.6 fields so you could just pull it into your report software and have a lot of the fields prefilled out. There's be no fields or anything to click through, would work like a voice note taking app with the camera assisting. Maybe add LiDar in a later version to sketch out the floor plan, help map out where the photos were taken in the property.
Count me in! I have been a beta tester for several platforms, including Apex.
 
AI analysis. Where they will be stored in the algorithms forever. 10 years from now "somebody" will know that the homeowner's dishwasher is reaching the end of its useful life and it's time to spam them to replace it.
I listen to several real estate agent/broker podcasts. I've heard several times that Zillow/Realtor.com/Homes.com, etc. photos are scraped using AI for exactly that.

I looked at Zillow and I can see why it's off market value, I see it's because they use bad location comps.
AI still don't know their neighborhoods and using comps more similar to subject's location.
It's still Location, Location, Location.
Which new UAD 3.6 Abomination doesn't emphasize on.

I would not -My inspections do not take me that long to walk around the property, making notes ( or checking boxes) and measuring. Dropping in the photos is not a big deal, whether manually or using the Alamode mobile app/other.

The time at inspection is not that long, unless a large or complex property. I do not want to rush torugh it at warp speed since it is my one chance to observe the property. But you may have some takers here !
