If the data showed it and he had to make a big adjustment across the board, then with another month of data there should be new closed sales at that price point that does not require adjustment.

You don't have to put it in the sales comparison approach. Just discuss a couple sales June sales.
 
Based on Tom4value's historical posts.... I can't see him making all positive adjustments within the grid or not being bracketed.... his initial post is little sparse with details however. Sounds like a disgruntled investor...
He said significant positive adjustments so either they were or were not and he is the only one who can answer that or address the post reviewers question.

We are not here to be the judge of his past or current expertise but just asked if he was right. The problem is he never gave us enough information to even know what he did.

It's like me posting I received a speeding ticket but I've not told you what the posted speed limit was or how fast I was driving. Then you chime in and declare based on knowing me you doubt I was ever speeding. But maybe it's the only time I ever got caught. Lmao
 
CU is throwing stuff you don't have. Appraiser had clue on front end from lender there was a problem.

CU don't do local. Real property rights are very local. You get a :clapping::clapping::clapping:

Market value is not based on a couple of sales. However, you go back about 1 year to 2 years and very comparable sales where you are very familiar with the market, and things start to change.

Real property is most dynamic market alive.

Local knowledge is very important. Competency.
 
Competency is USPAP requirement.
