I-40 can get real bad sometimes Fernando. You can get stuck in traffic jam for hours in TN.

Traffic here during rush hours always bad. Can't be worse.

Different. You are not stuck on America's highway with tons and tons of trucks and cars that can't get off. You can get off at next exit. Are you okay Fernando?

Bottleneck to Bay Bridge from SF is terrible. No other quick way to get to Oakland.
Last weekend, truck overturned and caused hours backlogged.

BTW, it is hotter than hades right now. Not a good time to visit. Humidity out the roof.

Y'all don't need to go over a bay to get to the East side.
When I was in traffic jam in LA, I was able to exit off to the streets. Though it took much much longer and had to see seedy side (Felony Flats?) of LA.

I am very sorry. So was market conditions (time adjustment) what they had a problem with?
Yes. I explained in detail using the 1004MC addendum as "visual". I explained the percent increases of the three monthly groups (0-3 months, 3-6 months 7-12 months) I also explained the weakness of just using the median prices and that I used matched pairs from similar properties that sold different time frames and reconciled the variances. Not only was I more thorough than most appraisers but I was more thorough on this appraisal than most of my others. It just outlines the problem with relying on CU.
