Found in Craigs List today. Talk about Geo competance.

"I am a real estate appraiser with 15 years experience. I live in *****, but I cover every county in NJ. I have all my own MLS systems, except for Cape May County, which I do have access to, just not my own. I turn appraisals around within 24 hours after inspection, and I have ACI, Wintotal, and Clickforms. I am just looking for my work, I am a go getter and like to stay very busy. Please contact me.

This is why state boards need to be pro-active and not re-active.
 
I saw that one. From the town he lives in......most counties are a 2 hour drive (each way).

He claims 24 hour turntime, after spending 4 hours in the car !! Genius, pure Genius.

Let's email him and say we have 2 rush orders, 1 in Sussex county and 1 in Salem county. We need them both before COB tomorrow.

Sooooooo I take it their whole point of placing this ad then was to brag that they CAN do all of this?

Having grown up in S. Jersey, that's an AWFUL lot of different markets to learn.

I don't know why you are so hard on him, because, to quote him "I am just looking for my work". He has obviously lost his work and is looking for it. :rof:
 
I know somebody in Oklahoma that covers the whole state too. They also run an appraisal school.
 
That appraiser thinks he is still in 2007....


In the hay day's, heck, I could have covered the entire USA.

The broker provided the "needed amount" or "sale amount" to hit.

Appraiser Instructions:

1. Use all canned statements (neighborhood, market conditions, AVERAGE rating for everything)

2. Do not make adjustments, except for square footage or you need to make value.

3. Make the report "bare bones", i.e., clean. The more you say, the less credible the report looks.

4. Choose sales to meet the "needed value" --Most important --- (we would have used a monkey, but we need a breathing humans sig.). Make minimal adjustments.


If you can appraise like this, you can do 2-4 a day and cover the entire State!

Things still has not changed. We have appraisers covering 5+ counties, using canned statements for everything...the only difference is that they are just making a "stab" at the value, instead of it being spoon fed to them. Anyone can appraise the entire State and put a number on the report...but the 1004 requires more than just a value..that is what Skippy does not realize (does not care).
 
I'm sorry but you just can't have geographic competency in the whole state for residential appraisals.

I know when Home Depot is buying a tract of land in my area. I know which homes are going to have wooded views turning into loading dock views after Home Depot has finished construction. I know which subdivisions are facing the possibility of a building moratorium because the sewage plant is at capacity. I know which roads flood during a northeaster. I know which subdivisions have deed restrictions and which ones have voluntary HOAs. I know which condo units have timeshare units on premises.

I know all of this because I cover 1 and a half counties. I would not know this if I covered the whole state. I'm likely not going to learn any of it by sitting in a real estate agent's office for an hour.

My gosh, how in the heck can I do 2-4 appraisals a day for $175 with a 48 hour turn time? Any appraiser can cover an entire state. All they need is MLS access or REALQUEST. This an't rocket science....just put a value on the report.


What the lender does not know will not hurt them...they just want a value...a canned report with " the report exceeds the 15%, 25%, one mile, six month, etc.


I do not need to know anything about the market area or what is going on in the market.... just pick three sales to meet AMC and Lender requirements, pull adjustments out of the air, and put a value on the report.....on to the next one.
