Does an appraisal have to be writtin. I believe an appraisal can be verbal. If so where can I find evidence? I believe its in USPAP but not sure where. Any help appreciated.

It is in USPAP. Do you have a copy? Standard 2-1,(a),(b),(c)

I believe most "comp checks" are verbal.

Glad to help. But remember, you need to have a work file with enough data in it with which you could put together a summary appraisal report. And, you need a signed certification for the work file. Also, see 2-4 and the record keeping section of the Ethics Rule.
 
Also, check your state law, in Michigan, oral appraisals are not legal.
 
Reminder - for an oral report the worfile must contain a summary of the oral report as well as a signed and dated certification.
