I still hate ANSI

ANSI is just another way fannie over complicates things. Its great that no one else uses ANSI, County Auditor doesn't use it, Realtors don't use it, buyers don't use it, sellers don't use it. Then you get a condo and all the units are exactly the same size with the same GLA with the Auditor and MLS, but since its fannie and ANSI, the subject comes in 15 sq ft smaller now you have to deal with explaining to the lender to their satisfaction why there are no sales to bracket the GLA... oh as well as how it doesn't affect its marketability.
Measuring under ANSI gives me gross area different from assessors records. And the comps I use use assessors records. Reader gets confuse with discrepancy.
I now put comment blaming ANSI for the differences which can be over 5% different (giving appraisers cover for wrong measurements...Ugh). Before ANSI, my gross area difference would be under 3%.
 
geez...ansi is misleading so no need to use it

Our tax assesssors records are useless many times but they help.
 
Our tax assessor records are rather accurate. If there's a discrepancy, there's usually a reason for the difference.
