I think someone's trying to pull one over on me.....

:evil: All the reasons above are exactly why I will not provide any info, or release anything, to anyone other than my client. The only time I will provide copies to the customer is IF it is requested on the ORIGINAL order form. Beyond that, everthing is a new order.
 
<span style='color:darkblue'>Somebody wants a copy of an appraisal report and has a signed release for the owner (client) they had better also have the fee for my printing and office time. That comes up front before the program is given the "Print" command.

It is the lenders responsibility, not the appraiser's, under the Fair Credit Act to supply the appraisal report to the borrower. At least, not this appraiser.

You did well, I wonder how many appraisers would have done it.

Dont accept verbal releases either. I typed up a release form and haveit by the fax. When I get a request, we just hand write in the borrower/address/clients name. Fax it to the client, there is a check box for ok to release, yes or no, and a signature line. When we get it bax via fax, goes in the file.
 
If someone calls wanting information about the appraisal and they are claiming to be from the mortage company, my standard reply is that i will have to look up the file and call them back. When they wont supply me with their phone number its a pretty sure sign that they are not who they claim to be.
