Relating it to hatred of Trump? Nonsensical arguments that lack substance. What better arguments are out there? You tell me. That's the point. All of the hue and cry has produced no real legitimate arguments other than it will potentially cut into appraisers fees and diminish the need for a "full 1004" appraisal. I remember back in the day when it was required that whenever a property was sold that there had to be a new survey, even if it was in a subdivision with recorded plats etc. You damn well better believe that the survey engineers raised holy hell when the idea no to require a new survey when there was already one in existence, but their argument was weak and only sought to protect an income stream that the market had accepted as "Normal Course of Business" prior. See any correlation? If you don't, you are on your way to flipping burgers at Micky Ds. Join the crowd pushing for $15/hour ASAP, because bitching and moaning about bi furs with out some REAL reasons and SOLUTIONS is pizzing in the wind.

I presented a solution ( appraisers get behind a change in USPAP)but you don't like it, which is your right, but it was a solution, whereas you offer none. Many arguments have been put forth about why third party inspections can impact appraisal quality but you dismiss them. You claim to not like the bifurcated idea but defend it on lots of threads so not sure where that is coming from.

Idk. Many (smarter than me) have said State coalitions are the key to change. I am beginning to believe them. There is a divide at other levels that don’t exist in the state coalition level. I am trying to get some big players to meet with TAC . Why hasn’t that already happened? No logical reason it shouldn’t happen.

I would love all the big players there. It would be very productive. I want CE out of it too.

this idea may be worse then the ninja loans. we do not have to prove why. "history is a weapon" their track record says it all. what maroon would want to give up their rights for a first hand inspection?
 
Separating out of a task from the SOW is the fannie move, so they can green light non appraisers to inspect for appraisals and claim USPAP compliance while doing so..

You don't understand the purpose of SOW.

SOW allows you to tell the reader what you did do and what you did not do.

Here is an example.

I appraised a golf course for a township for tax appeal purposes.

I did no inspection of the golf course and stated so in my SOW.

I did not do a Sales Comparison Approach to value and that was stated in my SOW.

I relied on (heaven forbid) some information provided by the property owner even though the property owner was not my client. I disclosed that in my SOW.

I did all of this from my desk as the needs of the client were met by what I did and we both agreed on the SOW.

I also did the work pretty cheap as the SOW allowed me not to charge $6,000+ for a golf course appraisal.

Client happy, I was happy.
 
Haters should spend their time productively seeking solutions rather than spouting half arse supported theories but no answers other than this is not acceptable. I don't espouse the Bi Fur concept, but the arguments presented here by the haters are actually ammunition for the proponents. as they illustrate that the only reason appraisers reject is to protect their turf and fees. We damn well better come up with some better arguments and ideas ASAP or the end of the gravy train of "Full Appraisals" is about to meet another train head on.

Your "solution" is not needed.

My wife took a picture of a farm for me a few years ago. I would guess you could say she "inspected" it. I asked her what was growing on it and she said soybeans. Your "solution" would make her "inspection" illegal?
